Want to Sell Your Home, but are Wondering When is the Best Time

      The best time to put your home on the market is when you feel most comfortable and when it makes you the happiest! Explore the reasons of why you want to sell in the first place.  Perhaps asking yourself questions such as: 

• Is your family growing? 
• Are you looking to buy a bigger home?  
• Are you becoming empty nesters? 
• Perhaps you want to downsize?  
• Relocating to a different area?  
• Want a smaller lot to maintain?  
• Don’t want exterior maintenance at all?  
• Want a yard perfect for a swimming pool?  
• Want an easier commute? Etc

      Some sellers may think that holding out will get them more money!  Bare in mind however, that sellers who are holding out, will also be holding out to spend more money on their new purchase.  It is all relative; it does not pay to wait.  A home is a place in which you live in, one that makes you happy.  A home should not be treated as just an investment.  The dividends and returns of contentment, happiness, and peacefulness are what matters the most!

        Currently, at this point in time, we are finding that the home inventory in Rockland County is very low, however, at the same time buyer demand is increasing. The Real Estate Industry is very similar to the ‘Law of Supply and Demand’! Here is a perfect example: 

This past weekend, while I was touring homes with my buyer clients, we entered a home and discovered four other agents were waiting to show the same home to their buyers.  I turned to the sellers and said, “You must be loving this!”  They smiled back and said, “Yes, we are!”  As a result, I was told earlier this week, that the sellers received had multiple offers.  These sellers are sure happy!

    With that being said, I recommend if you are thinking about selling your home, identify your goals and plans.  I suggest this because, it is certainly a fantastic time to become committed, dedicated, and motivated to putting your home on the market.
